Setting up your Airbnb listing as a new host should be fun, but somehow it always end up being tedious. No one wants to make a mistake, and the platform keeps changing. Fortunately, the Host Coaches have created a step-by-step list for setup to make things easier. Below are steps 3 and 4. Step 3: Set Nightly Pricing
Once your listing is created, you have the ability to set nightly pricing. Airbnb will suggest a price range based on other rentals in your area. Select a quick interim nightly price, like $300, knowing that it will soon be overwritten by the PriceLabs tool after you publish your listing.
Do not opt into Airbnb Smart Pricing. This is not a third-party dynamic pricing tool, and most hosts find that itsets pricing below a nightly rate with which they are comfortable. Also, be sure to uncheck the box agreeing to discount your first three guest stays.
Step 4: Create your Title and Listing Description
Put thought into your Airbnb listing title. Titles are what potential guests see when looking at Airbnbs in your area. The title should be something descriptive and memorable that mentions key amenities, such as a king bed, hot tub, sauna, water access, or views. This is not a real estate MLS listing, so titles like 3BR/1B/900SF will not be easily remembered when potential guests discuss and compare where they should stay.

When writing your listing description, use the five hundred-word maximum to your best advantage. Sell on the “experience” of your place. Describe what it feels like to be there, the great things about the space, the amenities, local attractions, etc. Bullet points are a great way to convey a large list of amenities or attractions.
You can also peruse other listings in your area to get a sense of what you do and do not want your description to be. If you are not exactly sure what to write, put a few ideas in this section for starters. You can always return to this section and update your description before you activate your listing.

Breathtaking mountain top cabin with private river access • 180 degree sunset views from 4 decks • Minutes from downtown • Backs to 400 acres of private woodlands • Fully equipped & stocked kitchen • Gas Fireplace • Grill • Onsite washer & dryer • Queen sofa bed • Foosball table • Satellite internet • Smart TVs • Paved driveway • Extensive DVD collection + games
Now it's time for you to translate what you have read and learned into your listing. Quickly set higher nightly pricing in Airbnb and then begin to work on your listing tiltle and description. Ask for feedback from friends and family on your title and descriptions. They may be able to point out any typos or give suggestions for improvement.
